WILDERNESS HOLLOW II
HOMEOWNER DUES, FEES, ASSESSMENTS AND DELINQUENCY POLICY
Effective January 1, 2020
 
1.0 Annual assessments shall be delivered to the office of the managing agent for the Association.
 
1.1 The first half of the annual assessment shall be due on or before the last day of January and is delinquent if not received in the office of the managing agent on or before the last business day of the month (i.e. January 31st).
 
1.2 The second half of the annual assessment shall be due on or before the last day of July and is delinquent if not received in the office of the managing agent on or before the last business day of the month (i.e. July 31st).
 
1.3 An automatic late fee of Twenty-Five Dollars ($25.00) per month shall be incurred on any balance outstanding after the due date thereof.
 
1.4 Any lot with a balance owing ninety (90) days or longer will have a lien filed. The managing agent shall send a Notice of Intent to Lien to said homeowner by regular mail to the last known address of the Owner stating that the account must be brought current. An additional lien fee of Three Hundred Thirty Dollars ($330.00) will be assessed to said account.
 
1.5 Any payment received will first be applied to the oldest outstanding balance.
 
1.6 Any NSF or returned check will incur a Twenty-Five Dollar ($25.00) handling fee.
 
1.7 Any delinquent account not brought current and is delinquent in excess of One Thousand Dollars ($1,000.00), shall be placed for collection using the methods of collection permitted under the laws of the State of Washington, and the Declaration of Wilderness Hollow II and amendments thereto, the Bylaws, and the rules and regulations of the Board of Directors of Wilderness Hollow II Homeowners' Association.
 
1.8 Once the account is paid in full and current, lien will be released, and the account returned to current status within thirty (30) business days.
 
1.9 Transfer Fee. New owners shall pay a transfer fee to the Association or current management company the going rate of the current management company or $50 to the HOA if self-managed. The transfer fee is charged to change the owner records and provide them with a welcome packet including information on accessing the governing documents. As of January 1, 2020, the transfer fee is $100, but is subject to change.
